What Do I Need?

In order to create your Executive Summary, I will need some basic information from you.  You can request the information you don't have from the real estate agent handling the sale or from the seller himself.

  1. Your Full Contact Information:  Name, Email Address, Phone Numbers
  2. Full Property Description (the agent flyer/brochure if available is preferred)
  3. Full Amount Requested with a Cost Breakdown
  4. ROI - Return you are offering
  5. Term - Length of Loan
  6. Last 2 years P&Ls and current year P&L
  7. Goals - short paragraph on what you intend to do with the property to enhance or maintain cashflow
  8. One-Page Profile of yourself (give any experience, skills, or ideas you have that pertain to this type of project)
  9. Pictures (inside and out) of the property

    If this is for a land development project, please forward all documentation you have available pertaining to your project.
    Simply email me the requested information, make payment and receive your professional Executive Summary!

Each project is different and will therefore include additional items.

Once an investor/lender shows interest, be prepared to send out all of the due diligence documents that will be requested.  You must be prepared in advance!!

 

How Do I Order?

Summaries are placed on my calender on a first-come/first-serve basis.  You must pay in advance!  Once payment is made, you will receive a confirmation email informing you of when you can expect your summary creation to begin, when the draft copy will be ready for your review and when to expect the finalized version ready for submittal to investors/lenders.


For a marketing brochure of one residential property, the base cost is $200.

For a marketing brochure of one commercial property, the base cost is $300.

For an executive summary to acquire funding of existing commercial properties, the base cost is $500.

For an executive summary to acquire funding of land development projects, the base cost is $1,200. 


Portfolios can be created.  Each additional property will be an additional $50.


Turn-around time is very quick but is dependent upon the number of jobs currently scheduled.
